The facade renovation of the building located on Miilutie in Helsinki was successfully completed. For a long time, the building had suffered from unpleasant odors inside, which were particularly noticeable in humid weather. Previous attempts had been made to resolve the issue using various methods, such as upgrading the ventilation system and repairing the interior wall structures.
The final structural surveys revealed that the source of the odor problem was a construction defect typical of that era: the ventilation gap behind the brick cladding had become blocked by mortar splatter.
Opening up the structures allowed for more precise planning during the work
While exploring repair options, Henri Laakso, chairman of the housing association, served as the project’s point of contact. Various solutions were evaluated, ranging from new brickwork to lighter alternatives. Ultimately, BRIX’s brick tile system was selected as the best overall solution, as it allowed for the creation of an effective ventilation gap within the original structural thickness without requiring modifications to the roof or foundation structures.
Once the old brick cladding and insulation were removed, the actual construction details of the structures became clearer. Some of the wall structures differed from initial assumptions, which meant that the plans had to be refined as the work progressed. However, BRIX was able to respond quickly to the situation and offer functional and practical solutions for the changed conditions.
